:: ABOUT THIS PROPERTY
The following information has been added
by the owner of this property:
The Manche department of Normandy is a mixture of hills and dramatic cliff top views around
Cherbourg in the north with flatter marsh land crisscrossed with rivers in the middle. The south
around Avranches is rolling countryside. We enjoy the proximity of long sandy beaches (20 min's) -
Mont St Michel (25 min's) - D-Day landing beaches (55 min's). Brittany’s northern coast - the
Cote D’Amor - and southern coast - the Morbihan - are only 45 min's and 80 min's away.

The historic hilltop town of Avranches (on the corner just before you turn right
into Brittany!) is ten minutes down the road. We are surrounded by old abbeys, châteaux and
fortified towns. Every weekday in the local towns, there are markets selling local produce - fresh vegetables, fruit, cheeses, fish, etc. Our local Carrefour (large supermarket) is eight minutes away. And apart from our own menagerie of dogs, cats, Shetland ponies, ducks and chickens, at Champrépus (20 min's) -
we have a wonderful wildlife park and ZOO!

The local quiet rural/coastal area is superb for walking, cycling, horse riding and fishing.
For golfers we have the historic 27 hole links course at Granville (30 min's) or the picturesque lakeside parkland course at Vire (30 min's). About an hours drive to the north, we have the superb PGA Tour course at Omaha Beach and the same distance to the west is Dinard - home to the second course built in France (in 1888).

For the rather more adventurous - canoeing on the river Sée estuary (10 mins);
go-karting at LeParc (10 mins); sailing at Granville (30 mins); ten pin bowling in Avranches (10 mins)

The Millers Cottage stands above a large lawned area (which we call the Village Green!). It overlooks the green, the river with its bief (a man-made canal which used to power the mill) and the wooded hillside opposite. The elevated views face the morning sun (coffee and croissants on the terrace?!) and look down to the Moulin and woods to the right, across the lawns, swimming pool
and paddocks - and the river valley rising away to the left.

Travel
Just north of Avranches between the old main Avranches to Villedieu-les-Poêles road (RN175) and the
new autoroute (A84). We are 7 minutes from exit 36 - which is approximately 1 hour from Caen, 45 minutes from St Malo - 75 minutes from Cherbourg and 80 minutes from Le Havre.

Further details
The Moulin des Châteaux and the Petite Maison du Meunier are the only two dwellings in our own enchanting secluded valley. The valley was originally carved by the river Saultbesnon on its way down from the plain on one side of the glacial valley of the river Sée (one of the most important salmon & trout rivers of France)

Our property straddles the river for nearly a kilometre as it meanders down the deepening valley - falling approximately 30 metres. The valley is narrow, a mixture of pasture land at the top end, then marsh areas. Around the mill & cottage are paddocks, orchard, lawns and gardens with the 7 metre swimming pool. Finally below the mill, the valley is steep sided & wooded. In the woods, we have two fishing lakes of approximately ½ and ¼ acres.

We have nature trails following the river up the valley through our arboretum, hillside meadows and marsh rough - and down the valley through the woods. The access road down to the mill and cottage stops with us but the track continues down the valley alongside the tumbling
river (with waterfalls!) as a public
(but scarcely used) footpath.

Golf
For golfers we have the historic 27 hole links course at Granville (30 min's) or the picturesque lakeside parkland course at Vire (30 min's). About an hours drive to the north, we have the superb PGA Tour course at Omaha Beach and the same distance to the west is Dinard - home to the second course built in France (in 1888).

Outside
Apart from the ‘village green’, we have a lawned recreation area by the river. Large
graveled parking area alongside the cottage. Eating areas on the front patio under the vine covered pergola or on the south patio by the barbecue or above in a glade overlooking the mill, cottage and river valley. You can of course picnic anywhere - by the lakes, in the woods, alongside the river!

Swimming pool: above ground - 7 metres x 3 metres x 1.7 m deep; poolside loungers,
table & chairs. The pool is for your exclusive use - unless you are out!
