It is the Promenade des Anglais which Nice is most famous for. This superb sea-front boulevard, always decked with flowers, follows the curve of the Baie des Anges and was originally a path just two metres wide. It was an Englishman, the Reverend Lewis Way, who had it built at his own expense in the early 1820s. And that’s where our apartment is. Not tucked away up by the airport, Les Trois Epis is just 2 minutes walk from the renowned Hotel Negresco. Convenient for the restaurants, cafes, bars and shops that help make Nice the capital of the Cote d’Azur. And just 15 minutes by bus from Nice Airport. And the beach is just across the road. 20 yards! When you return home from a holiday in Nice, people will ask if you walked along the Promenade des Anglais. When you tell them you stayed on it, and sat on your balcony overlooking the Mediterranean, your “street cred” will soar!

This roomy 2-bedroom apartment is in the centre of Nice on the Promenade des Anglais, 2 minutes walk from the Hotel Negresco. The main bedroom has a King-sized bed (71' width), an en-suite bathroom and a balcony looking onto an internal garden. The 2nd bedroom has a Queen-sized bed (63'), a single bed and an en-suite shower room. There is also a separate WC. The living/dining room has a dining table and 7 chairs, two settees (one of which converts into a double bed) and three armchairs. There is also a writing-desk. And, naturally, there's central heating for the winter months. Both bedrooms have air-conditioning. In addition, all the rooms have ceiling fans. At the front of the building, off the living/dining room, there is a large terrace with views directly over the Mediterranean. This is equipped with a dining table, four chairs and two sun loungers.

Nearest airport: Nice at 5 kilometres
The apartment couldn't be easier to find! You can take a taxi from the airport at a cost of €25 - 30 if the driver is honest: no limit if he's not! Nice taxi drivers do not have a great reputation for being honest! But the most convenient and cheapest way is to get the Airport Bus No. 98 which departs every 20 minutes from Terminals 1 and 2. Last regular service is 21.00 (Terminal 1) or 20.53 (Terminal 2), although at peak periods (most of the summer) there are later buses up until 23.50 (T1) or 23.43 (T2). Get off at the Boulevard Gambetta stop, cross over the Promenade des Anglais and No. 50 is about 50 yards on the left. Cost? €4.00 per person. Time? About 15 minutes.

Les Trois Epis is the best that we have ever stayed in.Its location is difficult to surpass -- very central , yet very quiet at night.Some of our group spent several hours in the morning on the balcony, reading and admiring the view.All sections of the appartment are very spacious.We spent a week there starting on 7th Nov 2007, and found it very comfortable and cosy.
The bus and train stations are at 20 mins. walk.There is a taxi rank 50 yds. from the front door on the Promenade. Restaurant Le Cocodile is only 20yds. away. - excellent menu for 20 euro. Turn right at the door, then 1st right, and you will find a bakery at 100 yds on the left. Go back to that street again and continue for another 100 yds. and you will see another excellent restaurant --Aux Gourmet -- facing you on Rue Dante.
Go down the Promenade as far Rue Meyerbeer where you will find Bar Le Jockey -- a P.M.U. with an excellent snack menu at very reasonable prices and service with a smile.
Acros the street you will find the well known restaurant The Barracuda -- well worth a visit.
One of our taxi drivers recommended having a glass of wine on the rooftop bar of the Meridien Hotel. How right he was!! Along the Prom at the corner of Rue Massenet there is another excellent Cafe Bar. La Cour Saleya has a clutter of excellent restaurants including Le Quai and La Voglio.
We were welcomed at the appartment by Joanne the proprietor's wife, who lives nearby.During our stay she very kindly helped us out. She even booked a taxi for us on the morning of our departure when everywhere was very busy because of a rail strike. I should also point that there is an Intermarche in Boul Gambetta --100 yds. away.
Finally I am delighted to state that our group has already booked Les Trois Epis for a week in Oct. 2008

There is a one-off cleaning charge of EUR 100 for stays of 3 - 6 nights. This is waived for stays of 7 nights or more.
There is a late booking discount of 20% for bookings made within one week of arrival date, 10% for bookings made within 2 weeks of arrival date. Via our website bookings can be made online. 20% deposit is required on booking, with the balance due six weeks before arrival.
