Geppa is 15 minutes from spoleto via the recently built tunnel so is perfectly located for exploring the unspoilt Valnerina - land of saints and good food! Rewarding visits to Norcia, Cascia, Castelluccio and the graet plain are close by as well as many smaller towns like Cerreto, Scheggino, Ferentillo and the impressive Cascada delle Marmore (marble waterfalls). Back through the tunnel and you can visit Assisi, Perugia, Todi, Orvieto, Montefalco and a host of lovely, typical hill-top towns.

Live like the nobility! This ised to be the summer residence of the noble Travaglini family who also had a winter palazzo in Spoleto. They chose the location carefully as the views are magnificent and being halfway up the side of the valley means the air is afresher in summer and the mosquitoes don't cause problems. The pool just adds to the ambience as well as to the enjoyment.

Type	Description
Bedrooms:	The 3 double bedrooms all have decorated ceilings and walls, restored to their mid 1700s glory. All are spacious with comfortable beds. The twin rooms are not decorated but have lots of atmosphere with their exposed beams.
Bathrooms:	There is one bathroom with a bath with a view of the mountains. The other 4 bedrooms each have a private shower room, some also with bidets. Even some of the bathrooms have painted ceilngs and one has paintings on the walls of loal scenes
Kitchen:	There are 2 kitchens, the large one still has the original fireplace, bread oven and terracotta sink - but with the addition of a 5-burner gas hob, electric oven and fridge-freezer. There is also a kitchen table that 10 people can eat at comfortably and is a favourite place of our guests. There is a doorway to a private garden with a marble topped table if you want to eat outside. The small kitchen has 2 electric rings, fridge and dishwasher.
Living Rooms:	3 sofas, corbusier coffee table, an old carpenters workbench and tv, dvd, satellite and surround sound speakers.
Cleaning/towels/linen/maid Service:	bath towels, hand towels and all bedlinen are supplied and changed weekly
Utility room:	dishwasher and washing machine
Other:	a dining room with Corbusier glass topped table and Stam chairs, a study with desk and bookshelves and..... a small chapel complete with altar!
Sleeping capacity:	3 double bedrooms and 2 twin

Notes on accommodation:
It would be impossible to put air conditioning in such an important old building, but the thickness of the walls keep it cool in the summer

From Rome Fiumicino airport, about 1 hour 50 mins, from Ciampino a bit less. A car is really essential

Distances
Spoleto is less than 20km -about 15 minutes.

Further details
there are half a dozen restaurants within 10 minutes drive, plus the farmers wife will cook you a special meal to eat in.... same sort of price but better in quality and quantity!

a 1/3 deposit is required and the balance 6 weeks before arrival.

Wine Tasting
There are many vinyards within reach, Montefalco being the centre of a famous wine-producing area - Montefalco Rosso and Sagrantino being the best known. The first weekend in June is the Spoleto wine festival.

Accessibility
There ia bedroom and bathroom on the ground floor although there are small level changes between room. It would be suitable for anyone with mobility problems but maybe not for wheelchair.

Outside
There is a private garden with marble table for dining al fresco. There is a bbq provided. The infinity pool is shared with the other properties but is large (16m byr 5 m) and has interesting rocks to jump off and a shallow beach area for toddlers.
