National Trust woodlands are at your door, and you are on the edge of the Surrey Hills. Alice Holt Forest and RHS Wisley are within 10 minutes' drive, Frensham ponds within 5, and the Devi's Punchbowl is 2 minutes by car. You are near to Petworth and other stately homes, to canals (with canal boats), to steam railways, to Losely Farm Park and other rural attractions. The remarkable GF Watts memorial chapel (a hidden gem) is 20 minutes' drive, and looks on to the graveyard where George Orwell is buried. Chessington World of Adventures and Legoland are within easy reach. London is just over an hour's drive North, and the beaches of the South Coast a similar distance South.

The cottage is quietly situated in an area of Oustanding Natural Beauty on the borders of three of England’s most beautiful counties (Surrey, Sussex and Hampshire) yet with London an hour away in one direction, and the South Coast beaches an hour in the other. Woodpecker Cottage is wonderfully well equipped (including Sky Sports and wireless and ADSL broadband- FREE access) and is enthusiastically praised by all who stay there.

Living Rooms: Split level dining/living room - with sound system, TV, Digibox, Sky TV, DVD - leads through oak glazed doors to terrace with outside dining and barbecue.
Cleaning/towels/linen/maid Service: Towels and linen included. Beds changed fortnightly (or more often at holiday-maker's own expense). Property really well cleaned at beginning of let. Further cleaning by arrangement.
Other: Study with wireless & ADSL broadband.
Second TV in Bedroom 4.
Hairdryers in Bedrooms 1 & 4.
Sleeping capacity: 4 bedrooms that sleeps up to 8 people

Local pubs 5 mins by car or 25 mins walk. Major supermarkets, banks etc. 10-15 mins by car (home deliveries also made). Takeaway (and home delivery) restaurants within 5 mins' drive. Excellent range of pubs rand estaurants in the locality, with nearby Farnham and Godalming becoming 'restaurant towns'. 'Locality' book provided with eateries, shopping, places of interest - steam railways, canal boats, children's farm parks, stately homes, huge range of sporting activites, glorious walks, Guildford 'spectrum' and theme parks (Legoland, Chessington) within easy reach.

Booking notes
Invoice issued. Payment via cheque, bank transfer or PayPal. 50% payable on booking, 50% (plus returnable £150 breakages deposit) payble six weeks before arrival.

Changeover day
Friday or Saturday. Arrive after 4.30 pm. Depart by 10.00 am.

Golf
5 minutes to nearest golf course and championship course and other courses and driving ranges also very nearby.

Fishing
Frensham Ponds within 5 minutes' drive - as is the river at Tilford.

Beach
45 - 60 minutes by car to beaches (Chichester, Portsmouth)
Frensham Ponds (5 minutes by car) also has a wonderful sandy beach and swimming.

Accessibility
Not suitable for wheelchair users. However, 'grab' rails on stairs and in shower. WCs on each floor, and a ground floor study that can be converted into a bedroom, make this suitable for the not-very-able.

Outside
Patio with outside dining for 10, and barbecue. Lovely, peaceful enclosed garden with hose-sprinkler and places for children to hide. Three bikes provided. Parking for 3 cars down side of house. Back garden backs onto fields, front garden onto woods. Deer, bunnies, badgers, llamas, lambs, cattle are all very often seen.
